<p>As we have dealt with the high number of foreclosures and short sales in <strong><a title="Scottsdale" href="http://www.scottsdaleaz.gov/">Scottsdale</a></strong>, and the Phoenix Valley Metro area over the past few years, apparently the real estate market is beginning to move in some areas. Some places are having strong due to the higher desirability of living in those areas. There are three areas that are showing evidence of strength of their markets based on active listing prices. All areas end with Ranches. You would think many would want a newer home in a newly and recently developed area. Apparently, that is not the case as these subdivisions have been around for several decades when homes are listed. Of course, Scottsdale is desirable location and it’s very cold up north, where people have the desire to have real estate here.</p>
<p><a href="http://www.scottsdaleparadise.com/wp-content/uploads/2011/12/scottsdale-ranch.jpg"><img class="alignleft size-medium wp-image-2994" src="http://www.scottsdaleparadise.com/wp-content/uploads/2011/12/scottsdale-ranch-300x225.jpg" alt="" width="300" height="225" /></a>Based on an intriguing article I read by <em><strong><a title="Dru Bloomfield" href="http://athomeinscottsdale.com/2011/11/29/home-listing-prices-on-the-rise-in-mccormick-gainey-and-scottsdale-ranches/">Dru Bloomfield</a></strong></em>, there are evidences showing that listing prices of real estate in the central Scottsdale location including<strong><a title="Mccormick" href="http://www.mccormickranchpoa.com/">McCormick</a>, <a title="gainey" href="http://www.clubcorp.com/Clubs/Gainey-Ranch-Golf-Club">Gainey</a> and <a title="Scottsdale" href="http://www.scottsdaleranch.org/">Scottsdale Ranches</a></strong>are rising! It’s to say that lower foreclosures, short sales and lower supply appear to be taking a dip in the <strong>86268</strong> zip code location. The evidence the Ms. Bloomfield provided, show these subdivisions combined are on the upswing of listing prices. All locations she provided are in the same zip code of 85258.</p>
<p>From the closing standpoint, are real estate in Gainey, McCormick, and Scottsdale Ranches really rising? I looked up some numbers over the past 6 months in each of these subdivisions.  My analysis is based on my search of the City of Scottsdale, and name of the subdivision, on a month by month basis in the <strong>Arizona Regional Multiple Listing Service (ARMLS)</strong>. Here’s the breakdown in 2011 of what is sold and the mean (average) prices were for each month:</p>
<h3>Scottsdale Ranch:</h3>
<ul>
<li>June:   4 sold at an average price of $373,750</li>
<li>July:  9 sold at an average price of $459,800</li>
<li>August:  4 sold at an average price of $419,700</li>
<li>September:  2 sold at an average price of $503,000</li>
<li>October:  10 sold at an average of $431,600</li>
<li>November:  5 sold at an average of $371,300</li>
</ul>
<h3>Gainey Ranch:</h3>
<ul>
<li>June:  5 sold at an average of $403,200.</li>
<li>July: None sold</li>
<li>August: 2  sold at an average of $607,500</li>
<li>September:  1 sold at an average of $365,000</li>
<li>October: 2 sold at an average of $550,000</li>
<li>November: None sold</li>
</ul>
<h3>McCormick Ranch:</h3>
<ul>
<li>June:  4 sold at an average of $446,000</li>
<li>July:  1 sold at an average of $325,000</li>
<li>August:  2 sold at an average of $377,500</li>
<li>September: 2  sold at an average of $520,000</li>
<li> October: 4 sold at an average of $293,500</li>
<li>November:  1 sold at an average of $875,000</li>
</ul>
<p>For each of these subdivisions, it’s not too easy where the market is going, based on sales price. The analysis shows more of a bell curve for <strong>Scottsdale Ranch</strong> on sales price. The lowest mean sales prices were in July and November, but September had the highest with only 2 sold for $550,000. <strong>McCormick Ranch</strong> had a roller coaster affect, but the low number of sales, which only 1 was sold for $895,000 in November, the highest price in all 6 months.</p>
<p><a href="http://www.scottsdaleparadise.com/wp-content/uploads/2011/12/gainey-ranch.jpg"><img class="alignleft size-medium wp-image-2995" src="http://www.scottsdaleparadise.com/wp-content/uploads/2011/12/gainey-ranch-300x225.jpg" alt="" width="300" height="225" /></a>I will say there are a low number of homes on supply of my today’s article date for McCormick (10 homes) and Scottsdale Ranches (21 homes). Scottsdale Ranch is a larger subdivision of the two. I believe the listing price and sales price will rise again slightly. McCormick Ranch has 10 homes currently listed. Based on that lower supply, the listing prices will continue to increase.</p>
<p><strong>Gainey Ranch</strong> on the other hand, has a low number of sales, but a large supply of real estate available. For whatever reason, based on my findings, Gainey Ranch had the lowest number real estate sold, and the highest number (57) of real estate on the market. I don’t see a higher listing or sales increase in Gainey Ranch for now. In the end, we have just entered the winter months when the folks from cold, northern climate areas are wanting to come here to search for real estate and to live here. That said, the analysis shown from an article I read, written by Ms. Bloomfield is indicating its increase of listing prices, as it becomes that time of the year where listing prices are higher in these popular areas. From closing of a sale, and the market conditions of sale prices, not necessarily increasing at this time, but only time will tell between now and the end of April.</p>
<p>All three subdivisions are attractive to a Scottsdale buyer in real estate. They have different characteristics for each one, which would skew the average sales prices. I had those experiences multiple times in my life time. You have to understand the transition is never an easy process, but you have to find ways to understand about yourself, who you are and the groups that you may want to be part of to get acquainted.</span></h1>

<p>My very first experience was when I transferred high schools. I transferred to a school where I didn’t know anybody. Almost everybody didn’t have that experience during their younger years.  Second, I went to a college where I also didn’t know anyone. Most people and friends I knew during my high school years didn’t have to experience it as they didn’t travel far to obtain higher education. I grew up in a community where the majority of these folks would go to the same school, an hour south and knew many people before they even stepped foot on campus. I went to a small college in out-of-state where nobody in my original area went.  Upon my move from my home state of Ohio, I knew people already from the source from transplanted family members, and it was already much easier in the process.</p>
<p>Some of you will have your experience for the first time ever if you relocate to a community like Scottsdale or Phoenix, and not know anyone.  From my numerous of experiences, and my new involvements, I can advise you some of the things you need to do in meeting new people, so will become a very easy experience for you.</p>
<p>For example, I feel this is the best time of year to meet people. I would say that especially if you are relocating to “the valley” from the midwest part of our country like Iowa, Nebraska, Wisconsin, Illinois or even Ohio, where you went to a major college in one of these states. If you didn’t go to a major college, but are college football fan of a major program in one of these states, it’s not a problem. So many people all over the country have transplanted to “the valley”, where many collegiate alumni networking groups have formed, where you can join, get involved, and get active! You do not have to go to that particular school. This page below has all the details.</p>

			<content:encoded><![CDATA[<p>One of my favorite sources for solid information on the Arizona real estate market, <a title="The Cromford Report" href="http://bethahickey.com/" target="_self">The Cromford Report</a>,  had an interesting article on where foreclosures are most prominent.     These numbers can have impacts on values (obviously), but also on the  neighborhoods in which they occur (including the HOA; if you&#8217;re buying  or selling, we need to discuss HOA issues).</p>
<p>On  average, 21.2% of single family homes have received at least one  Notice of Trustee Sale (the bank is letting you know that you have an  auction date) since the beginning of 2006.  !!!!!</p>
<p>On average, 12.6% of the  single family homes in Maricopa County have   been foreclosed (ie the bank took them back) with a  recorded Trustee  Deed since the beginning of  2006.  That&#8217;s just over one in eight  homes.  !!!!!  NOTE:  there are some 1,300 or  so unrecorded Trustee  Deeds as of December 22.</p>
<p>So where in the Valley has this foreclosure percentage been highest?   Here are the top 10 zip codes with the highest foreclosure rates:</p>
<p>1-85043 Phoenix</p>
<p>2-85353 Tolleson</p>
<p>3-85037 Phoenix</p>
<p>4-85335 El Mirage</p>
<p>5-85354 Tonopah</p>
<p>6-85326 Buckeye</p>
<p>7-85323 Avondale</p>
<p>8-85033 Phoenix</p>
<p>9-85379 Surprise</p>
<p>10-85031 Phoenix</p>
<p>All of these are in the West Valley; in fact, it isn&#8217;t until #24 that you find a property <em>not </em>in  the West Valley (it&#8217;s in S. Phx).    There&#8217;s also evidence that  foreclosure prevention attempts are not successful in these areas (or  maybe not attempted?).</p>
<p>We see that the two types of areas least affected by foreclosures are   those containing higher end homes and the 55+ communities. In many of   the luxury home areas there is evidence reflecting a higher success  rate in  avoiding foreclosure, most frequently through a short sale (or  maybe more aggressively or consistently pursued?).</p>
<p>It almost goes without saying that foreclosures have a direct effect  on  home pricing. Hence the ZIP Codes with the most foreclosures  are  usually those where home prices have fallen the most, while those with  lesser foreclosures have fallen the least. However, the relationship is  not  exact.</p>
<p>Sun City West 85375 has the  greatest preservation of $/SF across the  whole valley. But then it also  has had the lowest percentage of  foreclosures. Again looking for  anomalies we see that Chandler 85286  and 85249,  Gilbert 85233 and Mesa  85205 have preserved their pricing  better than would be expected based  on their foreclosure rates.</p>
<p>We can also see that many parts of the Southeast Valley,   particularly Tempe, Ahwatukee and South Chandler have preserved their   pricing much better than Maricopa County as a whole. This is also true   of most of the Northeast Valley.</p>
<p>It is true that foreclosures cause home prices to fall, but it is a <span style="text-decoration: underline"> vicious cycle</span> since it is also true that<span style="text-decoration: underline"> falling home prices cause  foreclosures &#8211; they cause more homes to go  underwater and their owners  to feel less motivated to maintain their  loan payments.</span></p>
<p><a title="What does this mean to you?" href="http://bethahickey.com/" target="_self">What does this mean to you?</a> It depends from what angle you&#8217;re  looking.  If you&#8217;re looking to short sell, we should look at the trends  in your neighborhood and act accordingly.  If you&#8217;re looking to buy, &#8216;a  deal&#8217; isn&#8217;t necessarily found in a neighborhood with high foreclosures.   A deal is a good price on a home you love in a neighborhood you&#8217;re  excited about.</p>

			<content:encoded><![CDATA[<p>The <a href="http://www.bizjournals.com/profiles/us/az/tempe/arizona_regional_multiple_listing_service_inc/2520252/">Arizona Regional Multiple Listing Service Inc.</a> released its Pending Price Index, which uses the pending prices of homes under contract in the system to forecast average and median sales prices for the upcoming four months. <span style="text-decoration: underline"><strong>The conclusion is that the Phoenix real estate market still may not have hit bottom.</strong></span></p>
<p>“Casting about in MLS data for signs of a market bottom and subsequent recovery has proved elusive over 2009 and 2010,” the report concludes. “The one-step-forward-two-steps-back phenomenon has become all too familiar in our fragile recovery.”</p>
<ul>
<li>The      PPI predicts that the median sales price of a home in November will be      about $120,000, relatively unchanged from October. The median is expected      to drop in December to $117,000, rise in January back to $120,000 and then      drop once again in February fairly dramatically to $105,000.  <em>The      median is the number in the middle, so there are as many houses priced      below the median as above the median. </em></li>
<li>Average      sales prices are projected to rise slightly in December but to fall in      both January and February. The estimate is for the average price to be      about $161,200 in November and drop to $145,800 in February.</li>
<li>New      inventory declined in October, but total inventory increased.</li>
<li>October      listings represent nearly seven months of supply making this a <span style="text-decoration: underline">buyer’s      market</span>. A seller’s market is a four to five month supply.</li>
<li>Pending      foreclosures have been trending downward slightly for the past 12 months.</li>
<li>Distressed      sales, short sales and lender owned sales peaked in September representing      74 percent of total transactions. In October distressed sales represented      65 percent of the total.</li>

			<content:encoded><![CDATA[<p>It’s that time again-how did the numbers look in September and what kind of <a title="trends" href="http://www.bethahickey.com/" target="_blank">trends</a> are we seeing continue or change?  That’s a loaded question right now, with new information from banks on how they’re handling foreclosures and what that will mean for the market over the next several months.  But let’s look at September first; this information is gleaned from many sources, primarily the <a title="Cromford Report" href="http://www.bethahickey.com/" target="_blank">Cromford Report</a>.</p>
<p><a title="Sales volume" href="http://www.bethahickey.com/" target="_blank">Sales volume</a> was down 6% from August while average pricing is also down 2.5% (price per square foot down 3%).  If you look at sales from Septeber ’09, sales were down 13% and pendings down 22% from last year.  Although this sounds bad, month to month pendings have been increasing about 4% so it seems buyer activity is keeping somewhat dependable and this will positively keep inventory moving if it can be sustained.  The supply on the market increased 2.7% from August, primarily by properties &lt;$200k.  With this price range being attractive for<a title="investors" href="http://www.bethahickey.com/" target="_blank"> investors,</a> both for flipping and buy&amp;hold, we could see an increase in buying activity by this sector of our market and since inventory is increasing, prices should remain favorable for quite some time.  Foreclosure notices are holding steady, which would which lends to increasing inventory (and hence maintaining favorable buying prices).</p>

<p>All the way up and down Scottsdale road there are thousands of stores,  featured inside the many  shopping centers.  Kierland is one of the most beautiful outdoor malls in the vallley, with an excellent selection of stores including,  J.Crew, Victoria&#8217;s Secret, Anthropology (one of my favorites) Coldwater Creek, an enormous Border&#8217;s Books and many, many more great shops.  The restaurant selection is also abundant with 2 of Sam Foxs&#8217; restaurants, The Greene House &amp; North,  a Tommy Bahamas Restaurant,  Starbucks,  Cold Stone Creamery and a home town favorite , Zinc Bistro. The food is always delicious&#8211;must try the french fries, and a great wine selection&#8211;Zinc Bistro reminds me of being on the Titanic&#8211;it has that turn of the century feel, with very delicious and updated cuisine.</p>
<p>After a long day of shopping, you can visit any number of bars and restaurants, enjoy the cool air conditioning, rest your feet and spend some quality time while enjoying some good eats and drinks!</p>
<p>Across the street from Kierland, you will find a brand new, very fun and funky outdoor mall called the Scottsdale Quarter   <a href="http://www.scottsdalequarter.com/">http://www.scottsdalequarter.com/</a>  I  really love this new mall because it is home to the international clothing retailer H&amp;M, one of my favorites, and then West Elm and  William Sonoma Home&#8211;2 amazing home furnishing stores , one high end and one for the first time home buyer (West Elm is very similar to the Ikea look and feel  ) that are brought to us by the same corporation as the  Williams Sonoma stores. With plans for up to 10 chic, new restaurants.  The Oakville Grocery is already a huge hit, stay for lunch or just as easily grab a gourmet meal to go!</p>
