Rio Verde is an adult community, what does this mean?

Federal housing rules allow adult communities where 80 percent of the homes are occupied by at least one person 55 years old, or older.
No school age children are allowed for more than 30 days out of any six-month period. The benefit of this arrangement is a reduction in property taxes.

How large is Rio Verde?

The community is located on 735 acres, and has approximately 950 homes, with a population of about 1,400.

Where is Rio Verde located?

Rio Verde is northeast of Scottsdale, AZ, and is surrounded by Tonto National Forest, the Fort McDowell Indian Lands, and the McDowell Mountain Regional Park.
Rio Verde is 8 miles from Fountain Hills and about a 45-minute drive to Phoenix’s Sky Harbor airport.

What is Rio Verde’s history?

The first course opened at Rio Verde in 1973, and later became part of the country club and housing development.
In the early 1980s, the original golf course was expanded into two separate golf courses, with renovations and additions completed by the famed design pair of Greg Nash and Jeff Hardin.
In 1997, the golf clubhouse was remodeled and expanded to 27,000 square feet.
In 2007, Rio Verde partnered with the Tom Lehman Design Group to renovate and redesign both courses.
PGA professional Tom Lehman has personally overseen the projects.

Work was completed on Quail Run in the fall of 2007, and the result is an exceptional course defined by carefully laid-out rolling fairways and personality laden greens.
Ground broke on White Wing in the spring of 2008, and was completed summer, 2009. Consensus is — it’s beautiful and fun to play.
