Price Rising for Real Estate in Gainey, McCormick, and Scottsdale Ranches?
As we have dealt with the high number of foreclosures and short sales in Scottsdale, and the Phoenix Valley Metro area over the past few years, apparently the real estate market is beginning to move in some areas. Some places are having strong due to the higher desirability of living in those areas. There are three areas that are showing evidence of strength of their markets based on active listing prices. All areas end with Ranches. You would think many would want a newer home in a newly and recently developed area. Apparently, that is not the case as these subdivisions have been around for several decades when homes are listed. Of course, Scottsdale is desirable location and it’s very cold up north, where people have the desire to have real estate here.
Based on an intriguing article I read by Dru Bloomfield, there are evidences showing that listing prices of real estate in the central Scottsdale location includingMcCormick, Gainey and Scottsdale Ranchesare rising! It’s to say that lower foreclosures, short sales and lower supply appear to be taking a dip in the 86268 zip code location. The evidence the Ms. Bloomfield provided, show these subdivisions combined are on the upswing of listing prices. All locations she provided are in the same zip code of 85258.
From the closing standpoint, are real estate in Gainey, McCormick, and Scottsdale Ranches really rising? I looked up some numbers over the past 6 months in each of these subdivisions. My analysis is based on my search of the City of Scottsdale, and name of the subdivision, on a month by month basis in the Arizona Regional Multiple Listing Service (ARMLS). Here’s the breakdown in 2011 of what is sold and the mean (average) prices were for each month:
Scottsdale Ranch:
- June: 4 sold at an average price of $373,750
- July: 9 sold at an average price of $459,800
- August: 4 sold at an average price of $419,700
- September: 2 sold at an average price of $503,000
- October: 10 sold at an average of $431,600
- November: 5 sold at an average of $371,300
Gainey Ranch:
- June: 5 sold at an average of $403,200.
- July: None sold
- August: 2 sold at an average of $607,500
- September: 1 sold at an average of $365,000
- October: 2 sold at an average of $550,000
- November: None sold
McCormick Ranch:
- June: 4 sold at an average of $446,000
- July: 1 sold at an average of $325,000
- August: 2 sold at an average of $377,500
- September: 2 sold at an average of $520,000
- October: 4 sold at an average of $293,500
- November: 1 sold at an average of $875,000
For each of these subdivisions, it’s not too easy where the market is going, based on sales price. The analysis shows more of a bell curve for Scottsdale Ranch on sales price. The lowest mean sales prices were in July and November, but September had the highest with only 2 sold for $550,000. McCormick Ranch had a roller coaster affect, but the low number of sales, which only 1 was sold for $895,000 in November, the highest price in all 6 months.
I will say there are a low number of homes on supply of my today’s article date for McCormick (10 homes) and Scottsdale Ranches (21 homes). Scottsdale Ranch is a larger subdivision of the two. I believe the listing price and sales price will rise again slightly. McCormick Ranch has 10 homes currently listed. Based on that lower supply, the listing prices will continue to increase.
Gainey Ranch on the other hand, has a low number of sales, but a large supply of real estate available. For whatever reason, based on my findings, Gainey Ranch had the lowest number real estate sold, and the highest number (57) of real estate on the market. I don’t see a higher listing or sales increase in Gainey Ranch for now. In the end, we have just entered the winter months when the folks from cold, northern climate areas are wanting to come here to search for real estate and to live here. That said, the analysis shown from an article I read, written by Ms. Bloomfield is indicating its increase of listing prices, as it becomes that time of the year where listing prices are higher in these popular areas. From closing of a sale, and the market conditions of sale prices, not necessarily increasing at this time, but only time will tell between now and the end of April.
All three subdivisions are attractive to a Scottsdale buyer in real estate. They have different characteristics for each one, which would skew the average sales prices.
