Plus you can take a ride around the park on the Paradise and Pacific Railroad. Tickets are very inexpensive for admission. Best of all, you and your kids can hop aboard inside one of the railroad cars for birthday parties. Prices Rising For Real Estate in Gainey, McCormick, and Scottsdale Ranches?

Price Rising for Real Estate in Gainey, McCormick, and Scottsdale Ranches?

As we have dealt with the high number of foreclosures and short sales in Scottsdale, and the Phoenix Valley Metro area over the past few years, apparently the real estate market is beginning to move in some areas. Some places are having strong due to the higher desirability of living in those areas. There are three areas that are showing evidence of strength of their markets based on active listing prices. All areas end with Ranches. You would think many would want a newer home in a newly and recently developed area. Apparently, that is not the case as these subdivisions have been around for several decades when homes are listed. Of course, Scottsdale is desirable location and it’s very cold up north, where people have the desire to have real estate here.

Based on an intriguing article I read by Dru Bloomfield, there are evidences showing that listing prices of real estate in the central Scottsdale location includingMcCormick, Gainey and Scottsdale Ranchesare rising! It’s to say that lower foreclosures, short sales and lower supply appear to be taking a dip in the 86268 zip code location. The evidence the Ms. Bloomfield provided, show these subdivisions combined are on the upswing of listing prices. All locations she provided are in the same zip code of 85258.

From the closing standpoint, are real estate in Gainey, McCormick, and Scottsdale Ranches really rising? I looked up some numbers over the past 6 months in each of these subdivisions. My analysis is based on my search of the City of Scottsdale, and name of the subdivision, on a month by month basis in the Arizona Regional Multiple Listing Service (ARMLS). Here’s the breakdown in 2011 of what is sold and the mean (average) prices were for each month:

Scottsdale Ranch:

June: 4 sold at an average price of $373,750
July: 9 sold at an average price of $459,800
August: 4 sold at an average price of $419,700
September: 2 sold at an average price of $503,000
October: 10 sold at an average of $431,600
November: 5 sold at an average of $371,300

Gainey Ranch:

June: 5 sold at an average of $403,200.
July: None sold
August: 2 sold at an average of $607,500
September: 1 sold at an average of $365,000
October: 2 sold at an average of $550,000
November: None sold

McCormick Ranch:

June: 4 sold at an average of $446,000
July: 1 sold at an average of $325,000
August: 2 sold at an average of $377,500
September: 2 sold at an average of $520,000
October: 4 sold at an average of $293,500
November: 1 sold at an average of $875,000

For each of these subdivisions, it’s not too easy where the market is going, based on sales price. The analysis shows more of a bell curve for Scottsdale Ranch on sales price. The lowest mean sales prices were in July and November, but September had the highest with only 2 sold for $550,000. McCormick Ranch had a roller coaster affect, but the low number of sales, which only 1 was sold for $895,000 in November, the highest price in all 6 months.

I will say there are a low number of homes on supply of my today’s article date for McCormick (10 homes) and Scottsdale Ranches (21 homes). Scottsdale Ranch is a larger subdivision of the two. I believe the listing price and sales price will rise again slightly. McCormick Ranch has 10 homes currently listed. Based on that lower supply, the listing prices will continue to increase.

Gainey Ranch on the other hand, has a low number of sales, but a large supply of real estate available. For whatever reason, based on my findings, Gainey Ranch had the lowest number real estate sold, and the highest number (57) of real estate on the market. I don’t see a higher listing or sales increase in Gainey Ranch for now. In the end, we have just entered the winter months when the folks from cold, northern climate areas are wanting to come here to search for real estate and to live here. That said, the analysis shown from an article I read, written by Ms. Bloomfield is indicating its increase of listing prices, as it becomes that time of the year where listing prices are higher in these popular areas. From closing of a sale, and the market conditions of sale prices, not necessarily increasing at this time, but only time will tell between now and the end of April.

All three subdivisions are attractive to a Scottsdale buyer in real estate. They have different characteristics for each one, which would skew the average sales prices. We got a Sneak Peek of the new AMC Dine-In Theatre in Phoenix

My husband joined up for the Movie Club and got a screening pass for the AMC Dine-In Theatre in Phoenix at the Esplanade 14. So last night was a dinner and a movie night out for us. It was very nice and such fun to experience an event before it opens to the public. The Grand Opening is September 7th so mark your calendars and go see a movie!

We went to see the movie “Limitless” and had a great time. If you have never been to the Esplanade you should make the trip. Great restauarants and plenty of shopping. Now you can have dinner and a movie together! What a great concept. I love to go to the movies and usually my husband and I make it a date night and plan a dinner out as well. We decide up front if we want to eat first or after but sometimes we find our selves running late and have to hurry our dinner for fear of missing the beginning of our show. This solved all of that! The theatre had a well thought out menu with appetizers, sandwhiches, salads and dinner entrees. Even some delectable desserts, and even though I wanted to – I chose not to have one. Next time I will, the Chocolate Loving Spooncake looked amazing!

We took our 13 year old son and he said it was very cool! He had the Chicken Alfredo, said it was thumbs up, my husband had the Smoked Brisket Quesadillas and ate all of it and I had a Mushroom and Baby Swiss Burger with Fries. Cooked perfectly! Our server Richard did a great job and was very attentive. However, if you need anything during the movie you can push a red button next to your chair and your server will come right out to you. Nice!

The theatre has two types of experiences.

One is the FORK and SCREEN that offers:

Delicious food and cocktails
Upgraded seates in a big -screen theatre
Reserved seating
Seat-side servie
Guests are over the age of 18 or accompanied by an adult

and the other is CINEMA SUITES

Upscale theatre with an enhanced menu
Individual luxury recliners in an intimate environment

Seat-side service
First-class amenities such as a gourmet popcorn sample and more
Guests are 21 and over

There is also a cocktail lounge MACGUFFINS so you can meet friends before the show or swing by after to mingle.

The Spotted Donkey…Odd Name…Great Place!

Yesterday a client I had sold a home to last spring and I met for lunch. I asked on my Facebook peeps for some Scottsdale restaurant suggestions and a couple of people piped up with “go to the Spotted Donkey.”

WHAT? The where I thought. I had never heard of this place. So I checked them out on Google and found they have been around for awhile in the way North Valley…but this location at Via de Ventura and Hayden is fairly new.

I met my client-turned-friend at 12:30 and we sat out on the very comfortable patio and enjoyed the beautiful Arizona weather. The service was friendly and quick.

While sipping fresh iced tea we pursued the interesting menu. It was pretty hard to make a decision as there were many things that sounded great. We started with their chips and salsa..which had three kinds of salsas and TRULY homemade chips…including yummy blue corn chips. Our waitress, Ellen, was knowledgeable about the menu and answered all of our questions in a friendly manner

Carol, my friend, choose the Poblano Stuffed Peppers while I went with an old favorite…shrimp tacos. I figure that if they can make a good taco everything must be good…and it was!

And you have got to LOVE the presentation…beautiful. The place itself is beautiful as well. I actually shot a short video…but sadly, my FLIP is not responding to download so I will post this with pictures only this time. But I will be back there…and take another video of the place. It is worth seeing!

They also have a great looking Happy Hour…and Reverse Happy Hour! Go after work and try some of their favorites for only $4.00 each…specials on drinks as well of course.

I would HIGHLY suggest checking this place out! Carol is already planning to go back with her husband. It’s that good!

Bank of America announced it is freezing foreclosures in 23 states (but didn’t specify whether AZ was one of them…it’s a safe assumption that AZ is on that list). This comes after the Associated Press reported that BofA mortgage and foreclosure officials had proceeded with some actions without reading forms and documents provided by distressed homeowners. Apparently GMAC Mortgage and Chase are reviewing whether foreclosure forms and homeowners’ paperwork asking for help were properly examined, or were sped through the process without review. We’ve asked our contacts in the short sale depts at these lenders if they’re aware of anything different going on, and they’re not necessarily being directed to do anything different or are aware of anything. Yet.

What exactly does this mean? They’re going to reconsider modifications? Approving more short sales? Are they taking too many back in foreclosure, and all that ‘shadow inventory’ talk holds some water?

We’ll have to wait and watch what actually happens (what happens in reality and what the press releases for the banks say are two VERY different things!). As we watch market trends and keep our fingers on the pulse of the banks, we’ll be able to make appropriate decisions, for both selling and buying. With soo many great reasons to visit or live in Scottsdale, Arizona…SHOPPING is its best asset!

All the way up and down Scottsdale road there are thousands of stores, featured inside the many shopping centers. Kierland is one of the most beautiful outdoor malls in the vallley, with an excellent selection of stores including, J.Crew, Victoria’s Secret, Anthropology (one of my favorites) Coldwater Creek, an enormous Border’s Books and many, many more great shops. The restaurant selection is also abundant with 2 of Sam Foxs’ restaurants, The Greene House & North, a Tommy Bahamas Restaurant, Starbucks, Cold Stone Creamery and a home town favorite , Zinc Bistro. The food is always delicious–must try the french fries, and a great wine selection–Zinc Bistro reminds me of being on the Titanic–it has that turn of the century feel, with very delicious and updated cuisine.

After a long day of shopping, you can visit any number of bars and restaurants, enjoy the cool air conditioning, rest your feet and spend some quality time while enjoying some good eats and drinks!

Across the street from Kierland, you will find a brand new, very fun and funky outdoor mall called the Scottsdale Quarter http://www.scottsdalequarter.com/ I really love this new mall because it is home to the international clothing retailer H&M, one of my favorites, and then West Elm and William Sonoma Home–2 amazing home furnishing stores , one high end and one for the first time home buyer (West Elm is very similar to the Ikea look and feel ) that are brought to us by the same corporation as the Williams Sonoma stores. With plans for up to 10 chic, new restaurants. The Oakville Grocery is already a huge hit, stay for lunch or just as easily grab a gourmet meal to go!

It is no coincidence that Arizona became a state on Valentine’s day (February 14) in 1912! There are so many things couples can do for relaxation and entertainment while in Arizona. Don’t forget–only an hour flight to jet up to Vegas and make it legal! From in town to all across the state–Arizona boasts the Grand Canyon, Canyon de Chelly, Lake Powell, the Petrified Forest (not scary at all!! lol) and little hide away towns like the ultra romantic Sedona, the artys-fartsy Jerome, the totally cool and comfortable Flagstaff, and the low-key Tucson, among many other towns and cities in Arizona you don’t want to miss!

When I think of HOT cities, Scottsdale always comes to mind. The land that offers the best of everything with its endless supply of activities and entertainment!! With the new market, where home prices have dropped 40% or more since 2007–even Real Estate can be bought at “HOT” prices. Families love Scottsdale too–because there is always something fun to do for everyone!

Also, don’t forget–Scottsdale is only an hour flight to Las Vegas, Los Angeles, San Diego and Santa Fe! Not only is it the best destination in the Southwest- people are never disappointed when they call Scottsdale, Arizona home.
