The  decorating is attractive and inviting…and the service was impeccable. From “soup to nuts” as it is said (even though we had no soup or nuts)…it was great. The entire experience was fabulous.

A little surprise at the end of the meal…they served  a complimentary “Michelina’s kiss” after dinner drink which completes a great experience. I am not sure what it was…but it was tasty.

I would say if you are looking for a nice place for a great dining experience…this is the place.

Real Estate Status Dictionary and Acronyms – Arizona Regional Multiple Listing Service (ARMLS)

Pertaining real estate here in Scottsdale, Phoenix, or anywhere in the valley, I have received many inquiries through calls, forms, emails, and contacts from this website whether properties that are currently on the market, pending, contingent, or even sold.

I want to pass along a valuable reference regarding what these statuses and the acronyms of these statuses actually mean. These statuses are used through the Arizona Regional Multiple Listing Service (ARMLS).

Active:

 A listing agreement with the seller is made with the seller and the home is currently for sale. No other offers are made at this time.

Active With Contingencies (AWC): 

There are 3 types of AWC’s you need you be aware of:

• AWC-C: An offer is made on the property. The offer is contingent on the sale of the buyer’s property.
• AWC-I: An offer is made on the property. However, the seller has instructed their listing agent to continue marketing the property and obtain additional offers. This is very common for short sales. If there is a short sale on this property by the seller, and the offer is accepted, the status of the listing is changed to AWC-I until the bank agrees to accept the offer from the buyer.
• AWC-O: There is an existing option to purchase the property.

Temporarily Off Market (TOM):

The seller has an active listing agreement but the home is not available for showings or offers. This listing status is used typically when repairs need to be made, the owner is deciding whether to cancel or extend an existing listing, or the owners are unavailable for showings or to respond to an offer to purchase for a period of time.

Pending:

An offer has been accepted to sell or lease the property.

Closed:

The property is sold or leased as of the date of escrow

Expired:

The listing contract agreement the broker and seller has expired.

Cancelled:

The seller has cancelled the listing agreement. Therefore, the property is no longer for sale or lease.

Plummer’s Plumbing Tips in Real Estate:

As an owner or renter in Real Estate, we are all going to deal with the hassles of plumbing issues one shape or another. We get that sense if we are using the sink , there could be some kind of clogging issue that we are not aware of, or have any understanding how and why it’s occurring. As we all know, we need understand the consequences if we don’t properly use water. Of course, water is extremely powerful in many ways, and  could really damage your home from the ceilings, the cabinetry, and the floors if something happens.

I have some helpful hints for you to think about to prevent damages that would cost you big bucks in the long run.

Toilets:

Test out by flushing the toilets to be sure they are operating properly. In order for the toilet to flush completely with adequate force, the tank needs to be filled with water at an adequate level. Problems occur within the tank when there is a bad fill valve or the flapper assembly. Those corrections will prevent long term issues.

Water Meter:

If you are an owner in real estate, know your location of your water meter. If the water supply leaks, it’s important to know where the water meter is for emergency situations. Turn off the water supply at the meter if you are having plumbing fixture issues. If you leave for vacation, turn off the water supply.

Sewer Pipes:

Typical sewer problems occur because of structural problems or deterioration of the pipes. If you see water damage or small pools of water, they determine you have a problem.

Clogged Drains:

If you have a buildup of grease, or use the garbage disposal improperly you could have a clog issue in the future. Plus, soap build-up, hair, bath and body oils, and lint build up causes these issues too. Do not overuse soaps and detergents. Detergents you use should be biodegradable. Store small objects away from the toilets. You must clean the drain on a regular basis. That said, just clean your bathroom!

Water Heater:

To prevent lime buildups, clean the inside of your tank every three to six months if your heater to extend its useful life.

Freeze Warnings in Scottsdale / Phoenix Real Estate?

Very seldom, does this pertain to us, unless you own real estate in the high country including Flagstaff, Sedona, or Prescott. If it does happen here in the valley, take precautionary steps to having your pipes freeze our burst by having all bathroom, and kitchen faucets on very slightly with small drips of hot and cold water. A little extra cost on your water bill is very small by having precautionary water drips by comparison to expensive costs due to broken frozen pipes.

As homes age, you never know what could happen. Just one word of advise, be cautious.

Ahhhh.. It’s around the corner folks… My favorite time of the year in “the valley of the sun” is almost here. Pitchers and catchers will soon report to camp sooner than you know it. The cracks of the bats and the Cactus League will be in full swing, and the 15 teams coming from as far east from Cleveland and far west as Seattle will be in full swing to make their runs for the World Series in Major League Baseball.
