			<content:encoded><![CDATA[<p>When people think of Arizona, most picture rolling tumbleweed and a dry, barren landscape. Most are shocked to know that Arizona has over 30 lakes!  Four are within an hour’s drive of Phoenix.</p>
<p>I have a cousin that has just recently moved to Arizona from Northern California, where he did an extreme amount of hunting and fishing.  Of course that is a great area for it.  He was concerned about whether he was going to be able to find places to continue those activities in Arizona.  Much to his surprise (and joy) he was overwhelmed with places to fish and hunt.  He has taken many day trips “scouting out” his new fishing and hunting places.  He has already obtained his hunting tags for elk and found more fishing places than he knows what to do with!</p>
<p>If you visit <a href="http://www.arizona-leisure.com/arizona-lakes.html">http://www.arizona-leisure.com/arizona-lakes.html</a> all of the lakes will be listed and shown on a map.  This website also tells what the lakes are primarily used for.  May 15th to May 21<sup>st</sup> is National Safe Boating Week and I see the boats all over the roads now.  The weather is warming up and school is getting out…summer has arrived and what better way to enjoy it than to visit one of our beautiful lakes?</p>

			<content:encoded><![CDATA[<p>In today&#8217;s ever changing real estate market it is easy to access properties on the web, but very confusing on who to call for assistance.  Or maybe you think you would just like to make the phone calls yourself and not get an agent involved.  Here are some reasons that home buyers should consider consulting with a Realtor.</p>
<p>Most Realtors (of course there are always exceptions) are here to represent your best interest.  A Buyer&#8217;s agent is going to be dealing with the Seller&#8217;s agent, who is, lets face it, here to get the Seller the most amount of money they can for their home sale.  I would like to stress at this point, that if you think an agent can represent a Seller and Buyer in a transaction and be working to acheive the most for the people they represent, that this doesn&#8217;t add up.  How can an agent get the most money for the Seller and get the &#8220;best deal&#8221; for the Buyer?  Not possible.</p>
<p>Secondly, a Realtor should be able to educate you about the market and your transaction.  They should be able to answer your questions and guide you through the process of a sale or purchase, leading your negotiation making the process as stress free and smooth as possible.</p>
<p>Your Realtor should be honest and not try to just tell you what you think you want to hear.  None of your questions are &#8220;stupid&#8221; and your Realtor should be able to tell you if your desires are realistic or attainable.</p>
<p>A Realtor is here to provide guidance and support from the beginning of a transaction to the end.   I have found that each transaction that I have been involved in has been completely different from the last transaction and that it what makes my job so enjoyable.  The people that I meet are all different and I have some great experiences and friends from them all.</p>
<p>If you&#8217;re confused about who to call, just start with a few names and numbers, give them a call and see what you think.  Since you will be spending a good amount of time with the person you choose, make sure it is someone you feel comfortable with and feel will handle your needs.</p>

This is an area of Scottsdale shopping with a southwestern flavor.  Be sure to stop in an look at some of the stores featuring clothing, antiques, art, handbags and more.  Or enjoy a glass of wine and some jazz music under the stars.</p>

			<content:encoded><![CDATA[<p>The numbers of failed or troubled banks are at their highest levels  since 1992.  Now the FDIC is bracing for the next wave that will likely cost the agency billions of dollars.  Quite frankly their isn&#8217;t enough man power to keep up with the failing banks.  The FDIC is running to keep up with the rising losses to its insurance fund, which protects people&#8217;s deposits.  In February the agency announced &#8221; it had placed 702 lenders on its list of “problem” banks,  the highest number since 1993.&#8221;  Luckily, they also state that they think they have the funds to cover these losses.  &#8220;Despite resurgent profits and pay at the giants of American finance,   many of the nation’s 8,000 banks remain under stress, according to a  quarterly report the FDIC released.&#8221;</p>
<p>With so many banks failing, the FDIC has been severely depleted and at the end of 2009 it carried a negative balance of$20.9 billion.  The FDIC has been quick to replace these deficiencies though.  With special assessments on banks being collected before their due date of 2012 they feel that the &#8220;industry will power through this and &#8230;they don&#8217;t expect the taxpayer to ride to the rescue&#8221;.</p>

			<content:encoded><![CDATA[<p>According to the Phoenix Business Journal, Arizona foreclosures have dropped 21% from January to February, 2010.  Arizona had 16,718 homes in foreclosure last month, or one out of every  163 residences.  According to James J. Saccacio, chief executive officer of RealtyTrac,  “This leveling  of the foreclosure trend is not necessarily evidence that fewer  homeowners are in distress and at risk for foreclosure, but rather that  foreclosure prevention programs, legislation and other processing delays  are in effect capping monthly foreclosure activity — albeit at a  historically high level that will likely continue for an extended  period.”</p>
<p>Foreclosures in the U.S. posted a 2% drop in February from January.  Hopefully this is a sign that the market is starting to change for the better and maybe some of the programs that are available might be working.</p>
