			<content:encoded><![CDATA[<p>It&#8217;s unfortunate as a percentage of the phone calls I receive are from desperate homeowners. They aren&#8217;t desperate because they are nearing foreclosure but because they aren&#8217;t sure how to proceed forward from their particular position. They are lost or confused and their short sale agent has mislead them in one way or another.</p>
<p>This isn&#8217;t uncommon. Short sales are rough and to get a straight answer (from the bank, buyers, or agents) isn&#8217;t as easy as it sounds. So what can you do? Do you just roll over and let the fate of your credit and home rest in the hands of a short sale agent you have spoken to once? I don&#8217;t think that&#8217;s a good idea.</p>
<p>I think you need to make yourself a short sale expert. Before choosing a Short Sale Realtor, call and speak to 3-5 of them. You should know short sale regulations and normal procedures like it&#8217;s the back of your hand. After hearing the pitch, call the agent you spoke with earlier in the day and ask them some questions this new agent brought up.</p>
<p>Without multiple points of reference, how do you know an agent is being honest or truthful? How do you know they are knowledgeable or even have their real estate license?</p>

A short sale, if you don't already know, is the selling of a home where you owe more than it is worth. To do this, one must get approval from their lien holders/ the company's that service their mortgage.

Here is where the misconception comes into play. Yes, when doing a short sale, you must get approval from your mortgage company. Unfortunately, most of the time your mortgage company isn't making the final call on whether to let the short sale go through or not. The majority of the time while, for example, your mortgage might be through Wells Fargo and Wells Fargo's logo is on all of your bills, but the loan is actually owned by another company. This other company is called the investor. 

If you have ever heard of Fannie Mae and Freddie Mac, this is what they do. They are the investors on home mortgages. The investors set the guidelines in place and have final say on all approvals of short sales. This is part of the reason one short sale with XYZ bank might take 1 month and another with the same exact bank can take up to 8 months.

			<content:encoded><![CDATA[<p>I was at a pretty big real estate event in the valley the other week. They had some wonderful real estate veterans speaking about the market and their secrets to success. My favorite speaker happened to be the gentleman that started the Cromford Report.</p>
<p>For those of you who haven’t heard of the Cromford Report, it is a collection of data that us in the real estate industry look at on a regular basis. It comes fully loaded with charts, stats, and diagrams. It helps us determine exactly what’s going on in our market via an overview of stats . The most interesting thing about this gentleman’s presentation was his prediction for the future.</p>
<p>Inventory is down. That is great. The market seems to be getting better. All signs point to some real upward growth here in the next 12-18 months. The ugly truth is, there are a ton of homes in the red where the homeowners can’t pay their mortgage.  The prediction is we are going to see an upswing in 2012 in regard to short sales. I know, this sounds contradictory. How can we be improving and have an upswing in short sales? The guess is because REO properties look to be dwindling in the future. Foreclosure is taking too much time, risking too much, and causing too many hassles for the banks. They seem to be more willing to work with the homeowners that are in trouble.</p>

			<content:encoded><![CDATA[<p>One of the nicest things about Scottsdale and even Phoenix is the close proximity to everything that is going on in the city/state. South Scottsdale, my current stomping grounds, is extremely close to the ASU and Tempe areas.</p>
<p>This past weekend I had the pleasure of attending Tempe&#8217;s Oktoberfest. For those of you who are un-aware of what Oktoberfest is, it is basically an event where you drink beer and eat bratwursts. Looking back, I really should have spent more time there than the few hours I had.</p>
<p>This was a great little event and the entry was free. From what I understood, the day time is very family oriented and the night time more of the adult fun comes out. Don&#8217;t worry guys, there was beer even during the day. On top of the beer, there was great food, music, rides, and more.</p>
<p>The whole thing was really all encompassing. I recommend attending next year for those who can make it.</p>

			<content:encoded><![CDATA[<p>Yes. There is plenty to do in Scottsdale for the individuals who are willing to do a little exploring. Scottsdale is actually a very large city with a lot of opportunities. When someone says Scottsdale, what is the first thought that comes to mind? I bet it is high end retail and fancy restaurants.</p>
<p>Both of these tend to be true, there is no denying that. Fortunately, for those who are willing to step outside of the box every once and while, you can really find some great deals. Now, before we start, I have to admit something. I was born and raised in Arizona, specifically Scottsdale. I will be the first to tell you, while I do know a lot about the city, I don&#8217;t know everything.</p>
<p>Here are two Old Town Scottsdale spots I recommend you try out:</p>
<p><em><strong>Stingray Sushi ~ 6th Ave. &amp; Scottsdale Road</strong></em><br />
They have happy hour from 4:00PM to 7:00PM Monday &#8211; Friday. The food is great and I have walked out of this place with a bill under $20 on more than one occasion.</p>
<p><strong>Grand Lux Cafe ~ Fashion Square Mall<br />
</strong> Their happy hour is also between 4 &amp; 7. Don&#8217;t forget to sit at the bar so you can get half off appetizers and discounted drinks.</p>

			<content:encoded><![CDATA[<p>Real Estate is a commission based business. Like most commission based businesses, Realtor&#8217;s tend to have a bad name. I don&#8217;t know who ruined it for the rest of us but a stigma follows the job like a bad stink. The general public thinks of us like used car salesmen and nobody wants to talk to a used cars salesmen unless they want to buy a used car. Realtor&#8217;s tend to be good people to connect with even if your not in the market to buy or sell. Here are the reasons why:</p>
<ol>
<li>The Realtor&#8217;s Network: We all need one to make a living in this market. The good thing for the consumer, more often than not, the individuals we connect with service the general public more than the Realtor. Need a general contractor? Or a good window guy? Maybe, you&#8217;re worried about your porch that is starting to sink a little bit? I can guarantee you if I don&#8217;t know a structural engineer, I can find one for you within 30 minutes that is recommended by someone I trust.</li>
<li>The Realtor As A Business Connection: Each and every Realtor is running their own business whether they want to admit it or not. Connecting with a Realtor can help your business if your willing to help our business. I have past clients and friends who have now become great referral exchanges that help both of us exceed. The number of people I talk to on a weekly basis is insane. Are you a divorce attorney? Or maybe you own a coffee shop? I am always looking for people and places I can recommend to colleagues, clients and friends.</li>
<li>The Realtor Knows His City: The city in the Realtor&#8217;s eyes, is his office. Whether it&#8217;s stopping by to get coffee on the way to show a house or meeting clients at a nice restaurant. I can guarantee I have visited, tried, and tested more food establishments, coffee shops, hotels, and bars throughout the valley than most. Why? Because Real Estate is vast, especially in Arizona. I have been to the outskirts of town and explored a lot of EVERYWHERE. Are you looking for a nice mom and pop shop to get breakfast at because you just moved? Maybe you need to take your wife somewhere different and fancy for your one year anniversary? Most Realtors will have a handful of suggestions for you if you JUST ASK.</li>
<li>Realtor&#8217;s Access: Yes, everyone knows we have access to the MLS. The system that allows us to view homes for sale. Most people don&#8217;t know that system gives us easy access to tax records, business listings, rentals, and more. Once again, if we can&#8217;t track down what you need, we can probably find someone who can, for free.</li>
<li>Real Estate, A People Business: Realtor&#8217;s are in the business of people. We talk, meet, and help people everyday of the week. Simply put, most rude, annoying, &#8220;bad people&#8221; (ya, I used that as an adjective) Realtor&#8217;s don&#8217;t make long in this business. Generally, a Realtor is going to be one of the more kinder individuals you meet. We are in the business of helping people you know.</li>
</ol>
<div>I guess what I&#8217;m trying to say is, yes, as a Realtor we want to stay connected with you. That way if you need help buying or selling a house down the line you will think of us. 			<content:encoded><![CDATA[<p>Recently, I wrote an article about why my team steers our buyer’s away from short sales. At the end of the article I stated that if you MUST write an offer on a <a title="Scottsdale Short Sales" href="http://realestatewizkid.com" target="_blank">short sale property</a> (maybe you just fell in love with a home and you have to try), I recommend you ask a series of very important questions. These questions will help you judge whether the <a title="Arizona Short Sale Realtor" href="http://realestatewizkid.com" target="_blank">Arizona short sale realtor</a> has experience and to see where they are at with the process.</p>
<ol>
<li>How many short sales have you completed? What is your success rate? This obviously helps you tell whether the listing agent is experience with short sales or not.</li>
<li>Are you negotiating the short sale or did you hire a third party negotiator? There are a lot of short sales going on right now. Because of this, there are a lot of companies and individuals that will negotiate the short sale on behalf of listing agents. If the listing agent isn’t negotiating it themselves, I recommend speaking directly with the individual who is doing the negotiating and start the questioning over. If you don’t do this, you are getting information that has most likely been passed through 3 or more individuals. Did you ever play telephone as a kid? Ya, it can be dangerous.</li>
<li>How many loans are on the property? If the property has two loans as opposed to one, the work load doubles and the whole deal becomes trickier to negotiate. Any more than two loans, I would just stop and walk away.</li>
<li>Does the property have mortgage insurance on it? Mortgage insurance is a beast in itself and probably deserves its own post. All you need to know, MI (mortgage insurance) is the number one killer of short sales right now. If the agent doesn’t know, tell them to find out.</li>
<li>Have any of the loans on the property been refinanced or are HELOCS (Home Equity Line of Credit)? If so, in Arizona, this most likely gives the bank the right to pursue a homeowner for a deficiency. Most homeowners don’t want this, therefor it can take much longer for the short sale negotiator to negotiate with the bank to release lien and release the right to pursue.</li>
<li>What bank holds the loans? If you have an agent helping you buy your home that is experienced with short sales, this is a great question to ask. Some banks move slower than others and maybe your agent has a few contacts that will be beneficial for everyone.</li>
</ol>
